Regarding Rates (Expensive Vs. Compromise):
To help prevent disappointment, please resist the urge to assume the lowest rate published applies to your dates, as it usually does not, unless you are coming in the off-season (see below). The actual High Season rates (Winter to Summer) vary widely from property to property, and also in the different areas of the Keys. Some owners have 12 different rate structures going up and down each week, and some have only Low & High. We simply cannot accurately list each property's rate for every possible arrival date, so please contact us for the availability and the exact rates for your dates. Those attractive Low Season Rates and their respective starting dates also vary widely. Most properties in Key West have low or mid-season rates starting in May or June, while most Lower, Middle & Upper Keys properties remain in some version of High Season Rates until August 15th or so. Many even wait until after Labor Day to go to the fall rates listed as, the whole Summer Season is extremely popular with Florida families, often with their boat in tow behind them. Low Season Rates usually end on December 15th. Special events in Key West in October and November, such as Fantasy Fest, Parrot Heads In Paradise, Power Boat Races, and also Thanksgiving (all keys), may have peak rates (Fantasy Fest) or some version of high season rates (Others). Peak rates usually apply for Christmas, New Years, Lobster Season (last week of July and first two weeks August), Fantasy Fest (Key West, last week October), and for some homes, Thanksgiving. Large Groups: We are an extremely popular destination for family gatherings and multi-family trips. Many visitors looking for 4 BR and larger homes learn very quickly how very few and how very pricey they are in our market, and many of our visitors will discover they are actually happier with a couple of side-by-side condos or townhouses, which are much more affordable (and much more available) than any of the 4 BR and up homes. It helps to be flexible! Regarding Availability: Supply & Demand. Unless you are contacting us over a year in advance, please resist the temptation to contact us about just one or two of our most spectacular homes in each size and category. The odds are, in a tiny-yet-popular market like ours, that the best properties (the ones that you wanted, of course!) always seem to book up a year in advance for any popular dates (the dates that you wanted, of course!), usually by one of the many other people, with equally good taste in homes as yourself, but perhaps with better timing! It's uncanny, but the home you wanted always seems to be open the week before or after you can come. Again, it helps to be flexible! With the largest and most completely photographed inventory of properties in the entire Florida Keys, our properties come from hundreds of sources. If we tried to update each of our almost 1000 properties daily and post it online, we would never be able to take the time to assist you, so please contact us to find out what properties that meet your needs and/or budget are actually still open for your dates, and the exact rates that apply. Be Flexible: Lastly, we again offer our best piece of advice. It really does help to be open minded and flexible when it comes to the Florida Keys. I can help you understand each area of the Florida Keys and help you cut through the misleading stereotypes and opinions you hear from others and see on the Internet about the various areas of the Keys. Please allow me to introduce you to MY Florida Keys, as I personally took every one of the tens of thousands of photos on our site! Let me be your guide through the "expensive & compromise" of it all, and you are sure to be comfortable when you check in, even if you had to compromise! Student & College Aged Groups (25 years old and under): Unfortunately, of all the properties on our site, only two of our resort condominium properties will accept you. Please contact me for information on these resorts. None of the private homes or other condominiums on our web site will accept you. I am sorry, because I have had many good groups and very few bad ones over the years. I respect our young people, so please be careful out there, as there are those who will take advantage of you. Private Homes give you a false sense of privacy and security, often resulting in eviction with loss of all monies paid, so please avoid them in our market for now. Please contact me for the resorts that will accept you for this year, and then please call upon us again after you are 26 for our full inventory.
